Why Orlando Real Estate Prices Are About to Change If you’ve been watching the Orlando market, you know it’s hot. But it’s about to shift—and not in the way most people think. THE 2024-2025 PICTURE: - Population influx: Orlando metro grew by 2.3% annually - Remote work flexibility: Talent from NYC, SF, DC - Affordable compared to alternatives: $400K here vs $800K+ in comparable metros - New construction underway: Developers rushed to build T HE 2026-2027 SHIFT (WHAT’S CHANGING): 1. SUPPLY INCREASES (BUT STAYS TIGHT) All those new communities (including Yucatan Gardens) are filling up. New pipeline is strong, but inventory is still tight. Prices won’t crash, but growth will slow from “insane” to “normal.” 2. INTEREST RATES HAVE STABILIZED No more “rates will definitely drop” speculation. The 5.5-6% range is the new normal. Buyers are adjusting—and qualifying fewer people at $500K+ price points. But $400K-range homes like many Yucatan Gardens options stay accessible. 3. RELOCATING DEMAND COOLS SLIGHTLY Remote work is less of a novelty. Some people are returning to home offices in higher-cost cities. Fewer “I’m leaving California at any cost” buyers. More deliberate moves by people choosing Orlando strategically. WHAT THIS MEANS FOR YOU (RIGHT NOW): If you’re waiting for prices to crash: They won’t. But they’ll stabilize. If you’re relocating: The best time to buy is sooner, while rates are knowable and inventory is available. If you want a new home: New construction (Yucatan Gardens) with locked pricing is smart right now. Resale pricing will adjust downward slightly as inventory increases. THE CONTRARIAN TAKE: Everyone thinks real estate is about timing. But right now, for most people, it’s about finding the right community and getting a good home. Yucatan Gardens is both modern, accessible, planned well, and open now. Check available homes
Im normally up at 4:30-4:40am Monday through Friday. On some days it’s extremely rough, but on other days my morning drive always makes up for it.. and this morning was one of those mornings🌙 Im grateful enough to be able to experience the stars and the moon on most of my drives, but this morning I took these pictures while walking into work, and I couldn’t be more thankful that God allows me to experience this daily🙏🏽 . . .

Home Maintenance in Florida This is the post I wish I’d written 10 years ago, before I owned a Florida home that ate my money like a termite-infested hungry beast. WHAT THEY TELL YOU: “Florida homes are built solid and simple. Low maintenance.” WHAT ACTUALLY HAPPENS: You buy a 15-year-old resale. Everything works. Then: - Month 3: AC condenser dies ($3,500) - Month 6: Roof needs patches ($2,000) - Month 8: Plumbing corrosion ($1,800) - Year 2: HVAC replacement ($4,500) Total surprise maintenance cost: ~$12,000 in 2 years. WHY NEW CONSTRUCTION (LIKE YUCATAN GARDENS) WINS: - Builder warranties cover major systems 10 years - No deferred maintenance (it’s literally new) - Modern HVAC (not fighting 1990s engineering) - Efficient humidity control (less mold, corrosion) - Peace of mind (knowing exactly what you got) THE REAL COSTS COMPARISON: New Construction (Yucatan Gardens): Year 1-2: $300/month maintenance buffer Year 3-10: Usually $0 (warranty covers) 15-Year Resale: Year 1-2: $800-1,200/month (surprises happen) Year 3-10: $400-600/month (aging systems) THE MATH: Over 10 years, new construction = predictable. Resale = terrifying. This isn’t a sales pitch. Resale homes are fine homes. But if you’re relocating and scared of surprises, new construction removes that anxiety. → E xplore new construction benefits
5 Things We Wish Every Relocating Family Knew You’re from somewhere else—Minnesota? California? The Northeast? And you’re staring at a real estate listing in Yucatan Gardens thinking, “Is this… actually available at this price?” Yes. And here’s what you need to know. 1. FLORIDA REAL ESTATE MOVES FAST Unlike slower markets, homes in good Orlando communities sell in weeks, not months. Yucatan Gardens homes often sell pre-completion because people understand the value. Get pre-approved before you start looking. 2. YOUR PROPERTY TAX WON’T STAY THE SAME FOREVER Florida has no income tax (huge win). But property taxes reset on sale. Budget accordingly. New construction homes are assessed at fair market value, not the artificially low rates of 1995 resales. 3. HOA IS STANDARD, NOT A CURSE Lots of relocated families hate HOAs because they’ve never lived in planned communities. But HOA = maintained common areas, funded reserves, amenity access, and actually ENFORCED maintenance standards. It’s worth it. 4. FLOOD INSURANCE IS LIKELY NON-NEGOTIABLE Depending on elevation, you might need it. Get a flood determination before committing. Don’t guess. One hurricane costs $50K+. 5. HUMIDITY BEATS HEAT Everyone thinks Florida is brutally hot. It’s actually not—it’s humid. 95°F at 50% humidity (your new AC home) feels fine. 85°F at 75% humidity (old resales) feels miserable. New construction wins here. See what relocating families chos e

The Backyard Firepit I Didn’t Know I Needed Lately, I’ve been thinking a lot about how my backyard is just… there. It’s not ugly, but it’s not inviting either. A patchy lawn, a sad little patio set, and zero personality. Then, one chilly evening (okay, chilly for Florida—like 65°F), I realized: I need a firepit. I started Googling “cozy Orlando firepit patios” and ended up on this page from Coastal Paver Creations — Firepit Patios in Rockledge . It’s here: https://coastalpavercreations.com/rockledge/ . The photos got me. Not just the classic brick circles, but these curved, built-in seating designs that look like they belong in a boutique resort. One had little embedded lights along the edges— magic . Now I’m obsessing over the idea of a firepit that doubles as a hangout spot, where friends can actually sit without dragging folding chairs across the grass. Not sure I’m ready to pull the trigger yet , but I’m saving this as my 2024 backyard glow-up inspo. Maybe by next winter, I’ll be the one hosting marshmallow roasts. #backyardgoals #orlandohomes #firepitvibes #floridaliving #hardscapingdreams

The Pool Deck That Could Be (If I Stop Overthinking It) Scrolling Pinterest got me thinking about pool decks—specifically, how ours is a tragic mix of slippery concrete and peeling paint. We barely use it because it’s either scorching hot or stained with pollen. I wanted something that felt like a resort, not a public pool from 1987. While researching slip-resistant materials, I found Coastal Paver Creations’ Service Areas page ( here ), which reminded me they cover all of Central Florida. Their portfolio showed these gorgeous travertine decks around pools, with just enough texture to avoid wipeouts but still soft underfoot. The idea of adding a bordered design or even a sunburst pattern around the pool edge has me obsessed . I’m still debating costs (and whether my kids will immediately draw on it with chalk), but the thought of actually wanting to lounge out there? Worth exploring.
